Boundary Dispute With a Neighbor? What to Do First

Start with facts, not arguments

Most boundary disputes begin with an assumption: a fence put up long ago, a wall built where it looked right. The first step is to find out what the title actually says.

Steps that help

  1. Gather your title, tax declaration, and any older plans.
  2. Hire a licensed geodetic engineer for a relocation survey so the corners are measured and marked on the ground.
  3. Share the survey result calmly with your neighbor and invite them to look at the markers with you.
  4. If you still disagree, bring the matter to the barangay. Neighbors in the same city usually need to go through barangay conciliation before filing in court.
  5. If the dispute is serious or involves the title itself, consult a lawyer.

What not to do

  • Do not move or remove boundary markers.
  • Do not build on the disputed strip before the matter is clarified.
  • Do not rely on verbal agreements about the boundary.

This is general information, not legal advice. A survey will not decide ownership by itself, but it gives everyone the same set of facts.
